PROJECT METHODOLOGY

PHASE I :

SCHEMETIC DESIGN : After receiving the signed Contract, the Architect shall proceed to design steps by taking all considerable factors of requirement of each area

1.1 Gathering all Site, Regulation and Program information

1.2 Preparing area estimate, cost plan and updating work schedule

1.3 Preparing Conceptual lay-out with Perspective or Model

1.4 Developing the schematic up to the detail requirement of Floor Plan and elevation in 1:100 scale

1.5 The additional Schematic Design is allowed for 2 adjustments. The Architect shall submit each adjusting within 2 weeks from the approval date as repeat the item 1.2 and 1.4 In case changes are made to the design more than twice, the Architect shall see appropriated extension of the period of time.

PHASE II :

DESIGN DEVELOPMENT After receiving Final Schematic Design approval from Owner. The Architect shall start preparing the Design Development. The Architect/Consultant shall develop the detail in accordance with the desire of the Project Owner, technical suitability and standard of practice. In doing so, the Architect/Consultant shall take the following steps:

2.1 Developing the detail by mean of studying architectural detail and proportion and also dimensioning to achieve our architectural quality.

2.2 Coordinating with all engineering system.

2.3 Providing outline Specification for owner approval

2.4 Providing detail development report [1 set of the report], in order to confirm all design approval that is leaded to construction drawing in following step. Providing interior design details, including cabinets, cupboards, wardrobes, selected walls, etc. for the two houses.

PHASE III :

WORKING DRAWING The Architect shall prepare the working drawings after the Design Development has been approved. The Architect shall provide all architectural and engineering drawings and documents required by the various Approving Authorities and assist the Owner with the necessary amendments as required by the Authorities. The following documents shall be submitted: This contract document is only for reference in construction. Contractor must set up their own shop drawing for actual construction. One set will be provided for Owner construction reference, and then another will be provided for contractor.

3.1 Building permit documents shall consist of: - Architectural Drawings - Structural Drawings - Drawings for Sanitary and Fire Protection Systems - Drawings for Electrical and Communication Systems - Drawings for Mechanical Systems - Any other drawings required by the Authority Offices

3.2 Building permit process: - Architects will provide architectural and engineering documents required by the authority office to the owner. - All documents must be submitted to the authority office by the owner or representative.

3.3 Bidding documents shall consist of: - Architectural Drawings - Structural Drawings - Drawings for Sanitary and Fire Protection Systems - Drawings for Electrical and Communication Systems - Drawings for Mechanical Systems The 2 sets of drawings should be prepared for the Project Owner. The Architect shall also prepare drawings and documents for all contractors taking part in the bidding. The additional copy shall be made base on the following process. - In case of Owner prepare the bidding process. The Architect shall prepare the Blueprint set as per request and actual cost for the work shall be charged to the Owner. - In case of Architect prepare the bidding process. The Architect shall prepare the Blueprint set as per the number of participants. Actual cost for the work proposed by each of the Contractors and a table to summarize the prices of all the Contractors. - The bidding process. Owner will negotiate the price with the contractor to enter the auction. The Architect will guide and assist the Owner with the median price calculated.

3.4 Contract Document The Architect shall prepare 2 sets of Contract Drawing and submit them together with Specification

3.5 Specification The Architect shall prepare 2 sets of specification and submit them together with 2 sets of bidding documents and 2 set of Contract Document.

PHASE IV :

BIDDING The Architect shall assist the Project Owner in obtaining bids and submitting tender documents by:

4.1 Preparing the approximate cost estimation by mean of cost per square meter each of architectural drawings, structural drawings, sanitary drawings, Electrical drawings and Mechanical drawings

4.2 Preparing Contract Documents and Specification

4.3 Providing guidance in the Evaluating bidding proposals

4.4 Providing guidance in the awarding of the contractor

PHASE V :

CONSTRUCTION STAGE : During construction the company shall:

5.1 Periodic supervision of the project during the construction stage and this includes mandatory meetings every months (10 times/Project) to be chaired by Architect, involving the Main Contractor, Structural Engineers, M&E Engineers and the M&E subcontractors. A copy of the Minutes of Meeting describing the action items and decisions made is to be circulated to all parties involved. The Main Contractor is to submit a Progress Report for each meeting, detailing the progress made to date and the plans for the next 3 weeks and beyond.

5.2 Provide supplementary details of the construction as required.

5.3 Review and approve drawings, materials for use in the construction and results of the testing of these materials.

5.4 Provide guidance to the contractor so that the work is carried out in an orderly manner.
